Ardiente, Centex first retirement community

Centex homes has just entered what was traditionally Del Webb's domain, with their first entry into the booming active adult housing market. The community is called Ardiente and will be located in the vacinity of Aliante, a large master planned community in North Las Vegas. Previews will be available in the fall of this year according to Centex. Ardiente community details are a little lacking at the moment, but all Ardiente homes will be single story according to Centex. French Quarter coming to Las Vegas

The newest loft project coming to Las Vegas is currently the smallest to date. The French Quarter, which just started selling units last week, will be only be 11 stories with 6 units per floor. The top floor will have 4 penthouse lofts built to the purchasers specifications. The project is so new the developer has next to nothing available for display. The outside of the building will be standard fare. Interiors will feature travertine flooring, granite counters and other luxuries.

Las Vegas, like so many other areas of the country, has seen a huge increase in the amount of loft projects being constructed. Most projects are sold out many months before construction even begins. Many projects are now also pet friendly, with designated dog runs and on ground facilities.

Liberty Tower

I just finished revamping our page on Liberty Tower. You'll find a lot of sites listing it as "Liberty Towers", but that is false since it is going to be a single structure. Groundbreaking is due next month and the end of phase one pricing. Currently there are only 30 units left, so if you were thinking about this project you better hurry if you want to get a unit at today's prices. This developer is also responsible for Ivana, formerly named the Summit. I also put up my Opus Las Vegas page again. Details on the project are a little bit sketchy and information from the listing broker is not forthcoming.

A new "jewel" in downtown Las Vegas?

The latest entry in the downtown vegas loft race is named Juhl (pronounced Jewel). Juhl will be located on E Bonneville street, just blocks from the strip and on the outer rim of what is traditionally known as downtown Las Vegas. The tower(s) will be 6 to 15 stories and will have glass floors in the lobbies. The project is being developed by Citymark, a well known San Diego developer. I have posted floor plans but the actual size of the units haven't been disclosed, although they start at 600 square feet up to 2,200 or 2,500 square feet, depending on which page of their site or the developer you are looking on. Its a safe bet the penthouse respresents the top end of the scale. Juhl will have studio, one and two bedroom units as well.
